This development is a well built apartment development with nice facilities located at Layan Beach. Layan Beach is in fact the northern end of the long Bang Tao Bay. Most of the southern end is part of the large Laguna development that holds seven 5 star resorts such as Dusit Laguna, BanYan Tree, Sheraton and many more.
Layan is the latest “boom area” in Phuket. The major luxury resort chain Shangri La is building a large resort just across the road from the development.
We have sold 10 units in this development alone and we think it’s the best investment on Phuket in this price range. Most of customers buy on the spot after looking at the apartments and the beach.
Two bedroom Apartments:
These amazing two bed apartment have a starting price of 7.9m THB while other developments nearby are selling from 20-120 million THB.
You are given the choice of renting out on your own or through their Management Company, which is well established on the island and have a maintenance and service office within the compound. You can choose to leave the rental pool whenever you like as long as the apartment is not already rented out.
Rental prices at the moment in Thai Baht:
2BR: Per month - 40,000 - 45,000
1BR: Per month - 37,000
Studio: Per month - 25,000 - 30,000
Value increase:
The land prices in this area, for similar plots, cost about 7 million Baht per Rai (1600m2). A couple of years ago the prices were around 1-2million. At the moment the prices are going to through the roof. They seem to increase every 3 months. This means that in the future no one can build a project in this area at the same price range as this one.
Location:
Except for the fact that Layan Beach might be Phuket’s most beautiful beach, the 5-star and world famous Shangri La just started to build a big Resort and Spa, which is just opposite the apartment project. They will also sell 92 luxury pool villas at a high price, these will be first class villas together enjoying all the facilities of the Resort. This should bring up the status and increase the value of the whole area. This also should benefit rentals in the area. Right next to the development, a Shangri La 5 star resort will open early 2009. They will sell time share pool villas at around 40-60 million baht.
Construction costs in Thailand:
Future developers will not be able to build at the same prices. Prices on steel and cement etc are going up due to the Chinese construction boom. The same goes for labor because of the building boom which has led to higher salaries.
Deflation:
The increase of foreign capital makes the Thai Baht stronger than its actual and current rate. Owning assets in Thai Baht should therefore give a good value increase because of this.
New Developments:
The average price increase on the developers sales prices from the moment the shovel goes in the ground until they have sold out is, historically, 15-20%. They have in one year and six months, since they started, sold 45 units. As we speak there are only 5 remaining. When the project is 100% finished, cleaned up and all the flowers and landscaping is done this leads to another increase on the re-sale prices of 15-20%.
Payment Installments:
A deposit of 50,000 Thai baht is required at the signing of the Reservation Agreement. The deposit is non-refundable should you decide not to proceed with the purchase. It is used to cover processing of legal documentation and is not part of the purchase price of the apartment.
To assist Buyers, the purchase price is split into four convenient payments which are linked to the progress of construction:
• The first payment (25% of purchase price) is due upon signing of the Agreement
• The second payment (25%) on completion of the building structure
• The third payment (25%) is due at unit lock-up stage; when all doors and windows are installed
• The final payment (25%) upon handover of the apartment to the Buyer.
