Price of Land:
The land will be sold Lease Hold. The lease will be for a period of 30 years with the option to renew twice more for a total of 90 years.
Price of Villa:
The Villas will be sold Free Hold, giving the client the chance to own their own Villa. Sign the contract in your name and change the construction permit from our name to yours. We will be responsible to pay all duty & stamp expense.

The Land Payment will be made to the company that owns A-MIN-TRA Villa, Mittrang Co., Ltd. The finial payment will be made at the Land Department as well as any taxes/fees.

The payments for construction will be made to the construction company Mittrang Co., Ltd. This can be done in 5 easy payments over a 12 month period.
All details of payments will be outlined in the lease.
The five and final payment as well as any taxes will be paid at the Land Department Office. At this time the client will re-register the Villa from Mittrang Co., Ltd. name to the personal name of the client. This giving them full ownership of there beautiful new house!
If sold to a Thai person or an owner of a, already existing, Thai Company we can sell the land as well as the villa freehold. The payment structure will remain the same. In this case both the land and construction payments will be made to the owner of Mittrang Co., Ltd. Kanokjun Leapailboon.
Construction of the villa will commence after the clients signs the contract. The second payment is complete. If the client wishes any alterations, up-grads, or installation of pool, it must be discussed and made clear at this date. Once alteration plans have been discussed and the contract has been signed there will be no other alterations made to the design of the villa, unless others wise cleared by the owners of Mittrang Co., Ltd.
If for any reason this payment structure is impossible to meet please let us know and we will be happy to work out a different schedule.
